High Density Inclusive Housing

The project brief was to redesign a low density underutilized land into a high density, inclusive housing in Transit Oriented Development zone, in Hauz Khas, New Delhi. The site provided some opportunities: the vicinity of a highly used Metrorail Station and the presence of a historic monument within the site.

At site plan level, the low, medium and high income groups are kept in vicinity understanding that their dependency on each other. The HIG and MIG units are highrise towers overlooking large central green and the LIG units are lowrise with the scale of greens varying as per activities. The design incorporates pedestrian and vehicular movement, accepting both as integral parts of the city. The major roads and streets were designed with a concept of “eyes on street” to ensure safety. The heritage monument lies in the heart of the site and acts as a magnet.

A density of 594 DU’s/hectare was achieved in the 7.5 hectare allowed built up area reaching a total of 4452 apartments, with no compromise on quality of light, ventilation and scale of spaces. Units were designed with maximum utilisation of space creating wholesome living environments ensuring good quality of life.
